Hese Khoob

The project
Hachirud is where the forest comes down almost to the sea. The Hese Khoob project took shape at exactly this point: one of the largest residential developments in northern Iran, with about 300 units across nearly 95,000 m² of floor area. From the start, alongside Avan Holding, we took on construction planning and project direction. But our main role on this project is translation: the technical translation of the client's words, turning the owner's wishes and the logic of the project into a language designers can work with.
Choosing the façade and floor plans was the project's first key decision, and we did not want its fate tied to a single proposal and a single taste. We held an invited competition and asked leading architects to present their concepts. A three-member jury of well-known judges of the country's architecture competitions, together with the holding itself, made the selection, so the final decision came out of a real comparison of options. The structural and MEP teams were also selected and introduced on our advice, and we continue to lead them, so every discipline moves along one path.
Our architectural design team took on the 4,800 m² roof garden, the lobby and the common areas. The idea began with a simple question. In the north the sea is always close, but going to the beach brings its own worries: facilities, cleanliness, and children who need watching all the time. What if we brought the beach home?
So we took the sea and the shore up to the roof, more than fifteen storeys above the ground, with a view that reaches the forest. The roof became a complete, controlled space, with a restaurant and everything needed for a full day by the water. A separate women's pool was designed, and the men's beach, with a pool whose edge disappears into the horizon, sits in another part. For children we planned a separate sand-play area and, next to it, a splash pad where water jets up from the floor and children run between the fountains. All of it is close at hand and within parents' sight: safe play that puts the adults at ease too.
The concept became serious enough to change the project's programme. The owner decided to move the indoor pools, spa, Turkish bath, gym and sports spaces, originally planned for the ground floor and first basement, to the floor just below the roof. These spaces are now being designed, turning the top of the building into one continuous world of water, calm and views.
Our role in this project goes beyond design. From sales strategy to finding new potential in how uses and spaces are defined, we stand beside the owner as his advisor. We believe a project's value lies not only in what gets built, but in the decisions made correctly before building begins.
