64th Street, Yousefabad, Tehran
The project
Yousefabad is taking on a new face. Next to the Kordestan Expressway, the ASP towers and Tehran Tower have stood for years, and more high-rises are under construction. The skyline of this part of the city is rising, and the 64th Street project sits right at the heart of that change.
The project was entrusted to us shortly after the initial permit was issued, when the path through the municipality's approvals had only just begun. From that day we have stood beside the owner and developer: we put forward technical proposals, selected the design teams and took on leading them.
A project with more than 45,000 m² of floor area cannot be seen from one angle only. It needs construction experience and technical knowledge across disciplines just as much as it needs an economic view, financing, sales organisation and specialist real-estate branding. Our agreement with the owner is defined on exactly this basis, so all of these decisions are made at one table, with one logic.
Today the architectural design has begun with one of the capital's most distinguished architects. Alongside them, strong structural, MEP, and fire and life-safety teams have joined the project, and coordinating them has been ours from day one.
At the same time, we are in discussion with the municipality's consultant and the urban planning department of Tehran Municipality to secure additional floors for the project under Tehran's high-rise zoning. In a neighbourhood where towers are rising one after another, every additional floor means a more open view and greater value. This is exactly the kind of decision that gives meaning to having an advisor beside the owner.
